The challenge

The flat roofs on the north elevation had reached the end of their serviceable life and were experiencing significant waterproofing issues.

An additional challenge was the need to carefully remove and reinstate the photovoltaic (PV) arrays, ensuring the roofing work could be completed without affecting the school’s renewable energy systems.

The solution and approach

Maguire Brothers installed the Bailey System 17000 FR, a fire-rated, high-performance bitumen felt system, to refurbish the flat roofs.

This torch-on felt solution offered enhanced durability and waterproofing, making it ideal for long-term use.

The system was applied using an overlay method, allowing the existing roof structure to remain intact, which minimised both disruption and waste. Maguire Brothers and Bailey worked in close collaboration throughout the project to ensure it had been installed to the highest standards and was fit for purpose for the decades to come.

The PV arrays were successfully reinstated once the roof works were completed, ensuring the school’s energy efficiency remained unaffected.

The result

Both Bailey and Maguire Brothers worked closely with the local authority and school management, carefully scheduling the works during off-peak times to minimise disruption to the school’s daily activities.

All works adhered strictly to safety regulations, with the use of fire-rated materials and rigorous safety protocols for roof access and construction areas.

The project was completed on time and within budget, delivering a fully refurbished and modernised roof and facade for the school.
